The Challenge

Bay views differ by floor. Generic hero renders would misrepresent most units. Surrounding Channelside context was actively changing during pre-sales.

Our Solution

Four render sets for four height tiers, each with accurate sight-lines. Monthly context refresh on retainer. Full marketing package — stills, animation, 360° panoramas.

Full marketing package delivered as planned. The four-tier sight-line approach and the monthly context-refresh practice developed here have become standard elements of our Tampa Bay pre-sales workflow.

Full Story

Harborview Residences is a 28-story waterfront condominium in Tampa's Channelside district. Our engagement with the developer began during the land entitlement phase — earlier than most visualization assignments — and continued through pre-sales launch.

The project sits on a site with two complicating factors. First: Tampa Bay views are the selling feature, but the sight-lines are not equal. Lower floors look past adjacent buildings; higher floors look over them. A single hero render would misrepresent the majority of units. Second: the Channelside context is actively changing. Renderings made six months ago would show an adjacent surface parking lot that is now a different mixed-use project.

We solved the view-accuracy problem by creating four render sets — floors 4-8, 9-16, 17-24, and the penthouses. Each set was positioned at the actual sight-line for its typical unit. This meant modelling the surrounding skyline with sufficient accuracy that occluded views could be honestly portrayed. No buyer should ever stand in their new unit and discover their view is different from what they bought.

The context problem required a monthly update cadence. Every four weeks, we refreshed the surroundings based on updates from the developer and public construction notices. This is unusual; most visualization relationships are single-delivery. For Harborview, the cost was absorbed as part of a retainer, and the developer now considers it a standard practice for future projects.

The marketing package itself includes all six exterior angles, twelve interior configurations across the tower, a 90-second cinematic fly-through, and 360° panorama tours for five premium unit types. The retainer-based monthly refresh model is now part of how we structure work with active-pre-sales developments.
